The Incentive Scheme for Care-Appropriate Homes (SZGW) helps housing corporations and care providers to build and transform homes. The subsidy is for clustered, care-appropriate homes for social rent.
There are 3 types of care-appropriate housing forms:
Housing forms where only people with a Wlz indication live.
Housing forms in which part of the homes (for example, a wing of the building) is reserved in advance for people with a Wlz indication.
Housing forms in which people with and without a Wlz indication live together (mixed or scattered).

The benefits and subsidy amount
The subsidy amount depends on several factors:
What are the construction or transformation costs per housing unit including VAT?
Is it new construction or transformation?
Is the housing unit suitable for residents with a Wlz indication?
Does the housing unit consist of one room or multiple rooms?
The subsidy amounts per housing unit range between €3,000 and €17,500.

Important conditions
An SZGW application must meet various conditions. This is quite a long list. Here are three highlights, but we can guide you further with the other conditions:
The application is submitted by a housing corporation or care provider, who owns the care-appropriate homes.
The care-appropriate housing units are rented out at the maximum rent for social housing (up to the liberalization threshold).
At least 30% of the housing units are rented to residents with a Wlz indication. Wlz stands for Long-Term Care Act. After completion, these housing units are reserved for this target group for at least 3 months.
